Lemon Tree Hotels Limited Secures Orchid Hotel Redevelopment Project in Shillong
Lemon Tree Hotels Limited (LTHL) has been awarded a significant redevelopment project for the Orchid Hotel in Shillong, Meghalaya, by the Government of Meghalaya’s Directorate of Tourism.
Award Details:
- LTHL received the Letter of Award (LoA) for the redevelopment, operation, and maintenance of the Orchid Hotel under a DBFOT (Design, Build, Finance, Operate, and Transfer) model on a Public-Private Partnership (PPP) basis.
- This marks LTHL’s first PPP venture.
Project Overview:
- The redeveloped hotel will be branded as Aurika, Shillong and is expected to be operational within three years.
- The hotel will feature approximately 120 rooms, a restaurant, a bar, a fitness center, banquet facilities, a spa, and other amenities.
Execution Plan:
- LTHL plans to designate a Special Purpose Vehicle (SPV) as the Concessionaire, which may involve a Joint Venture (JV), subject to board approval.
- The project includes a 45-year Concession Period, including three years for construction and development.
Incentives and Support:
- The project qualifies for capital subsidies and incentives like GST reimbursement under the Meghalaya Industrial & Investment Promotion Policy (MIIPP)-2024 and the Uttar Poorva Transformative Industrialisation Scheme (UNNATI)-2024.
