Juniper Hotels to Invest ₹850 Crore in New 550-Key Luxury Hotel in New Delhi

Juniper Hotels Limited has announced a major expansion of its hospitality portfolio with plans to develop a new 5-star luxury hotel in Sector 23, Dwarka, New Delhi. The project will involve an estimated investment of ₹850 crore and is expected to add approximately 550 rooms (keys) to the company’s portfolio.

The announcement was made on August 14, 2026, through a media release filed with the stock exchanges.

Juniper Hotels Signs Licence Deed With DDA

Juniper Hotels has executed a licence deed with the Delhi Development Authority (DDA) through its wholly owned subsidiary, Juniper Hospitality Assets Private Limited, for the development of the proposed hotel.

The project will be located in Sector 23, Dwarka, one of the emerging commercial and hospitality destinations in New Delhi.

The hotel is targeted for completion by 2030.


₹850 Crore Investment for 550-Key Luxury Hotel

Juniper Hotels plans to invest approximately ₹850 crore in developing the new luxury hotel.

The project will add around 550 keys to the company’s portfolio.

Once completed, Juniper Hotels expects its presence in New Delhi to reach approximately 1,000 keys, strengthening its exposure to the Delhi hospitality market.

The company sees the project as a strategically important addition to its portfolio because of its location and proximity to major convention, exhibition, sports and diplomatic infrastructure.


Hotel to Overlook Dwarka Golf Course

One of the key features of the proposed hotel will be its location overlooking the DDA Dwarka Golf Course.

The company said the golf course is India’s longest 18-hole golf course and has been designed by renowned golf-course architects Phil Ryan and Paul Reeves.

Juniper expects the setting to enhance the hotel’s appeal to premium leisure and business travellers seeking luxury hospitality.

The combination of a luxury hotel and golf-course views could also strengthen the property’s positioning in the premium hospitality segment.


Strategic Location Near Yashobhoomi Convention Centre

The upcoming hotel is strategically positioned near Yashobhoomi Convention Centre, one of India’s major convention and exhibition venues.

The property will also be close to the Dwarka Sports Complex.

According to Juniper Hotels, the location could become particularly important with the proposed Diplomatic Enclave opposite the hotel site.

This could create demand from business travellers, international delegations, diplomatic visitors, corporate events and MICE — Meetings, Incentives, Conferences and Exhibitions — activities.


New Delhi Portfolio to Reach Nearly 1,000 Keys

The new project will significantly increase Juniper Hotels’ presence in Delhi.

The company currently has a broader portfolio of seven operating hotels comprising 1,895 keys, including 245 serviced apartments.

With the proposed Dwarka hotel and other development projects, Juniper expects its Delhi portfolio to reach approximately 1,000 keys.

The company believes this expansion will strengthen its position in one of India’s important hospitality markets.


Juniper Hotels Targets 3,900 Keys by FY2030-31

The Dwarka project is part of Juniper Hotels’ larger expansion strategy.

The company said it continues to evaluate inorganic growth opportunities as it works toward a target of approximately 3,900 keys by FY2030-31.

Juniper currently has:

  • 1,895 operating keys
  • 245 serviced apartments

  • New Westin Bengaluru hotel expected to open in October 2026

The company aims to approximately double its room inventory and EBITDA by FY2030-31.


Westin Bengaluru to Open in October 2026

Another important near-term development for Juniper Hotels is the upcoming Westin Bengaluru.

The company said the hotel, comprising 235 rooms, is scheduled to open in October 2026.

The opening will add another premium hospitality asset to Juniper’s operating portfolio and could contribute to the company’s growth as the hotel moves toward stabilised operations.


Five Other Greenfield Projects Under Development

In addition to the new Dwarka project, Juniper Hotels has five other greenfield projects at various stages of development.

This gives the company a sizeable development pipeline and provides potential visibility for future room additions.
