Rustomjee Outlines Strong Growth Pipeline, ESG Vision and Digital Transformation in Latest Investor Presentation

Keystone Realtors Ltd. (Rustomjee) has unveiled an ambitious roadmap focused on sustained profitability, premium residential growth, sustainability, and technology-led transformation. The company’s latest investor presentation highlights healthy embedded profitability across ongoing projects, aggressive ESG targets, AI-driven digital initiatives, and a strong management team to support long-term expansion.

Healthy Embedded Profitability Across Projects

Rustomjee continues to maintain attractive profitability across its project portfolio. According to the investor presentation, the company has an ongoing Gross Development Value (GDV) of ₹262.6 billion, with substantial revenue yet to be recognized from both sold and unsold inventory.

Key highlights include:

  • Total sold but unrecognized revenue of ₹63.4 billion with an embedded EBITDA margin of 21%.
  • Unsold inventory carrying potential revenue of ₹117.5 billion with an embedded EBITDA margin of 35%.
  • Luxury projects continue to deliver industry-leading profitability with EBITDA margins exceeding 50% on unsold inventory.
  • Commercial developments also maintain healthy margins of around 38%.

The company believes these embedded margins provide strong earnings visibility over the coming years.

Rustomjee has significantly expanded its Environmental, Social and Governance (ESG) framework with measurable long-term goals.

Environmental Targets

The developer plans to:

The company revealed that 76% of its forthcoming project Gross Development Value (GDV), excluding townships, is expected to come from redevelopment projects, reinforcing its leadership in Mumbai’s redevelopment market. Rustomjee has already rehoused over 1,900 families through completed redevelopment projects and continues to expand its presence through large-scale cluster redevelopment opportunities.

The company has secured five major cluster redevelopment projects—GTB Nagar, Lokhandwala, Dindoshi Nagar, Om Nagar, and Malad (West)—with a combined estimated GDV of approximately ₹16,600 crore, providing strong long-term revenue visibility. During Q1 FY27, Rustomjee also added the Utkarsh CHSL Dindoshi Nagar Cluster project in Goregaon East, further strengthening its redevelopment pipeline. Management expects redevelopment to play a pivotal role in achieving its Vision 2030 growth strategy and its target of ₹10,000 crore in annual pre-sales.
