NBCC Q1 FY27: ₹1.27 Lakh Crore Order Book, ₹20,000 Crore New Works Pipeline and Major Redevelopment Opportunities

NBCC (India) Limited has entered FY27 with a massive order book and a strong pipeline of redevelopment and government infrastructure projects. During its Q1 FY27 earnings conference call, management highlighted a consolidated order book of ₹1.27 lakh crore, upcoming project awards, redevelopment opportunities, and its expectations for revenue growth.

The management commentary suggests that the next few quarters could be important for NBCC as several large projects move toward award and execution.

NBCC Order Book Stands at ₹1.27 Lakh Crore

NBCC’s standalone order book stood at ₹1.12 lakh crore, while the consolidated order book reached ₹1.27 lakh crore at the end of Q1 FY27.

The sizeable order book provides NBCC with substantial execution visibility for the coming years, particularly across redevelopment, government buildings, institutional projects and infrastructure.

Management indicated that redevelopment projects are becoming an increasingly important component of the company’s business mix.

₹1,600 Crore Business Secured in Q1

NBCC secured approximately ₹1,600 crore of business on a consolidated basis during Q1 FY27.

Some of the major projects secured during the quarter included:

  • Schools in various districts of Odisha: ₹253 crore
  • J&K campus projects: ₹171 crore
  • New Andhra Pradesh Bhavan in Delhi: ₹106 crore

The company also secured several major projects during July and August, including:

  • Housing project in Seychelles: approximately ₹620 crore
  • Residential and office complex for RBI at Amaravati, Andhra Pradesh: approximately ₹780 crore
  • Science laboratories in government schools across Rajasthan: approximately ₹431 crore

These additional wins could further strengthen NBCC’s order inflow during FY27.

₹18,000-20,000 Crore New Works Expected

One of the major takeaways from the earnings call was NBCC’s expectation of substantial new work awards.

The company awarded approximately ₹1,700 crore of new tenders during Q1 on a consolidated basis.

Management expects approximately ₹18,000 crore to ₹20,000 crore of new works to be awarded over the next two to three quarters.

If these projects are awarded as anticipated, they could provide a significant boost to NBCC’s future order book and execution visibility.

₹50,000 Crore Redevelopment Opportunity

Redevelopment is emerging as a major growth opportunity for NBCC.

Management discussed a major GPRA redevelopment opportunity involving five colonies in New Delhi, including Lodhi Colony, Andrews Ganj and the DIZ area.

The company indicated that this opportunity could be worth approximately ₹30,000 crore.

In another discussion, management referred to two large redevelopment opportunities with an estimated value of approximately ₹50,000 crore.

The projects have already received certain clearances and are progressing through the approval process. Management said the projects are expected to move forward as the remaining statutory and Cabinet-level approvals are completed.

Around ₹10,000 Crore GPRA Balance Work

NBCC said that major packages under its GPRA redevelopment projects are already under execution.

The company currently has approximately ₹10,000 crore of balance work in these redevelopment projects, which management expects to execute over around two years.

This balance work could make a meaningful contribution to NBCC’s revenue and profitability over the coming quarters.

Bharat Business Park Sale Generates ₹10,000 Crore

NBCC also highlighted its success in monetising real estate assets.

The company said it successfully sold the entire Bharat Business Park through three auctions conducted over approximately three to four months, generating around ₹10,000 crore.

Management also indicated that additional projects are in the pipeline for sale through auctions, including Vinayak Mandir Marg, Scindia Marg and Africa Avenue apartments.

Amrapali Phase 2 Could Boost Future Revenue

The Amrapali project remains another important execution opportunity.

Management said Phase 2 of the Amrapali project has started across multiple packages and is expected to make a significant contribution to revenue and profitability in the coming quarters.

NBCC has played a major role in completing stalled housing projects and delivering homes to affected buyers.

J&K Satellite City Project

Another significant opportunity is the upcoming J&K Satellite City project.

Management said a tender worth approximately ₹3,500-4,000 crore is expected to be uploaded shortly.

This could become an important addition to NBCC’s future order inflows.

FY27 Revenue Target Maintained

Despite questions around project timing and order awards, management maintained its FY27 revenue target.

NBCC’s management reiterated a ₹15,000-17,000 crore revenue target for FY27 and said the company continues to adhere to this guidance.

The company expects execution from its existing order book, redevelopment projects and upcoming awards to support the target.

Q1 FY27 Financial Performance

NBCC reported a strong improvement in profitability during the first quarter.

On a standalone basis:

  • Revenue from operations: ₹1,823 crore
  • Revenue growth: 10% YoY
  • EBITDA: ₹160 crore
  • EBITDA growth: 62% YoY
  • EBITDA margin: 8.77%
  • PAT: ₹151 crore
  • PAT growth: 32% YoY

On a consolidated basis, revenue from operations stood at approximately ₹2,260 crore.

The sharp increase in EBITDA indicates an improvement in operating profitability during the quarter.

HSCC Merger to Create Synergies

Another important development discussed during the quarter was the proposed merger of HSCC with NBCC.

Management said the merger is expected to create operational and financial synergies by combining NBCC’s execution capabilities with HSCC’s specialised expertise.

The company expects the combination to increase scale, diversify business opportunities and improve resource utilisation.

Real Estate Business Could Add Further Revenue

NBCC’s real estate business is another potential contributor.

Management expects approximately ₹500 crore of revenue from real estate during the year.

The company also indicated that the 37-D project is expected to be launched during Q2 or Q3.

This adds another revenue stream alongside the company’s core PMC, redevelopment and construction activities.
