Vascon Engineers Q1 FY27: Revenue Declines, but ₹2,850 Crore Order Book Supports Growth Outlook

Vascon Engineers Limited held its Q1 FY27 earnings conference call on August 14, 2026, where the management discussed the company’s financial performance, EPC execution, order book, real estate pipeline, working capital position and growth strategy for FY27.

The company reported a weaker first quarter due to temporary execution and cash-flow issues in two government EPC projects. However, management maintained its FY27 revenue target and said project execution has started improving.

EPC Order Book Stands at ₹2,850 Crore

As of June 30, 2026, Vascon Engineers had an EPC order book of approximately ₹2,850 crore.

This included:

  • External EPC order book: ₹2,531 crore

  • Internal order book: ₹319 crore

The order book is approximately three times the company’s FY26 EPC revenue, providing medium-term revenue visibility.

During Q1 FY27, the company secured a ₹295 crore CPWD order for construction of an RBI Colony in Guwahati.

Vascon also received a Letter of Intent worth ₹126 crore, excluding GST, from the Maharashtra Public Works Department for the development of a 300-bed General Hospital at Wardha. The LOI was received on August 12, 2026.

For FY27, management is targeting ₹1,500 crore to ₹2,000 crore of new EPC order inflows.

Q1 FY27 Financial Performance

Vascon Engineers reported consolidated revenue from operations of approximately ₹152 crore in Q1 FY27, compared with ₹221 crore in Q1 FY26.

Consolidated EBITDA stood at around ₹10 crore, compared with ₹34 crore in the corresponding quarter last year.

However, the Q1 FY26 EBITDA included an ₹18 crore one-time gain from the sale of an investment. Excluding this gain, Q1 FY26 EBITDA was approximately ₹15 crore.

Profit after tax stood at approximately ₹2 crore in Q1 FY27, compared with ₹22 crore in Q1 FY26.

Management attributed the decline mainly to lower EPC execution during the quarter and the absence of the one-time investment gain recorded in the previous year.

EPC Segment Remains Profitable

The EPC segment generated revenue of approximately ₹148 crore during Q1 FY27, compared with ₹203 crore in Q1 FY26.

EPC EBITDA stood at approximately ₹13 crore, resulting in an EBITDA margin of around 9%, compared with 8% in Q1 FY26.

According to management, the lower EPC revenue was primarily an execution timing issue rather than a structural weakness in the order book.

Two government projects, the Bihar Supaul project and the Sindhudurg project in Maharashtra, had faced cash-flow issues at the client end. Management said these issues have now been resolved and expects execution to ramp up.

Real Estate Business Shows Early Improvement

Vascon is targeting an annual real estate booking value of ₹1,200 crore to ₹1,500 crore by FY31.

The company recorded real estate booking value of approximately ₹66 crore in Q1 FY27, compared with ₹113 crore for the entire FY26.

New sales bookings during the quarter stood at approximately 30,690 square feet, while collections were around ₹20 crore.

The company’s Orchid project recorded approximately ₹38 crore of booking value in Q1 FY27, taking cumulative bookings to around ₹87 crore.

Vascon also launched Tranquil Heights in Powai during June, with management indicating an encouraging initial market response.

Real Estate Pipeline of Around ₹2,000 Crore

The company’s near-term real estate pipeline includes:

  • Prakash redevelopment project in Santacruz West

  • Tower of Future in Baner-Pashan, Pune

  • Ajanta redevelopment opportunity in Kharadi

Together with Prakash, these projects represent approximately 1.74 million square feet of saleable area with an estimated sales value of around ₹2,000 crore.

Of this amount, approximately ₹1,000 crore is attributable to Vascon.

The company is also evaluating additional redevelopment, joint venture and joint development opportunities, particularly across its focus markets in Mumbai and Pune.

Management Maintains ₹1,200 Crore FY27 Revenue Target

Despite the weak Q1 performance, management retained its FY27 revenue target of approximately ₹1,200 crore.

The company expects EPC revenue to reach around ₹1,000 crore during FY27, while additional revenue is expected from the real estate business.

Management highlighted that the revenue mix is expected to be more back-ended this year, with approximately 70% of annual EPC revenue expected in Q3 and Q4, compared with the usual 60%.

The company expects execution to improve as the temporary project-level cash-flow constraints are resolved.

₹80 Crore Fundraise to Support Growth

Management also discussed the company’s ₹80 crore fundraise through convertible warrants.

The funds are expected to be deployed primarily toward the real estate business, with a smaller portion allocated to EPC working capital and general corporate purposes.

Management indicated that approximately 60%-70% of the funds are expected to be directed toward real estate.

The capital will not be received in one tranche. The warrants have an 18-month period, with the initial minimum 25% infusion already completed.

Working Capital Cycle Under Pressure

Vascon’s net debt stood at approximately ₹152 crore as of June 30, 2026.

Management said the working capital cycle, which historically stood at around 45 days, had increased to approximately 65-70 days over the preceding six months.

The increase was attributed mainly to two EPC projects and delays in milestone-based payments and bill certification.

Management expects the working capital cycle to improve as project execution and client cash flows normalize.

Adani Engagement Could Support Future Orders

Vascon said it is engaged with Adani Infra India Limited on multiple projects.

Management explained that the engagement is taking place at an early stage, with Vascon participating in design and constructability discussions before projects reach the construction stage.

However, management does not currently expect significant revenue from these projects within the next six months and indicated that execution could move toward Q4 FY27 or FY28 depending on approvals.

Royal Rides Project Remains Stalled

The ₹225 crore Royal Rides project in Goa remains stalled.

Only limited groundwork and mobilization have been completed, with approximately ₹10-15 crore of revenue recognized so far.

Management said the order has not been cancelled and remains a live order. However, on a conservative basis, the company does not expect revenue from this project during the next three quarters.

Outlook

Vascon Engineers enters the rest of FY27 with a strong EPC order book but faces the challenge of converting that order book into revenue at a faster pace.

Management’s immediate priorities are to:

  • Accelerate EPC project execution

  • Improve working capital and cash flow

  • Secure ₹1,500-₹2,000 crore of new EPC orders

  • Expand the Mumbai and Pune real estate pipeline

  • Increase real estate bookings

  • Maintain financial discipline

  • Improve profitability as execution volumes recover

Management remains confident of achieving its ₹1,200 crore FY27 revenue target, despite the weak Q1.

The key monitorable for investors will be whether EPC execution accelerates in Q2 and whether the company’s real estate projects begin contributing meaningfully to revenue in the second half of FY27.
