Embassy Developments Launches ₹4,500 Crore Embassy Origins Project in North Bengaluru
Embassy Developments Limited has announced the launch of Embassy Origins, an approximately 85-acre residential development in North Bengaluru, with the first phase comprising two RERA-approved projects and a combined gross development value (GDV) of around ₹4,500 crore.
The projects are Embassy Riverine and Embassy South Reserve, together offering more than 2.6 million sq. ft. of saleable residential area.
For investors, the announcement is significant as it adds a sizeable residential development to Embassy Developments’ future sales pipeline in the Bengaluru market.
₹4,500 Crore GDV Across Two Projects
The first phase of Embassy Origins consists of:
- Embassy Riverine: 217 villas across approximately 1.1 million sq. ft. of saleable area.
- Embassy South Reserve: 855 apartments across approximately 1.5 million sq. ft. of saleable area.
- Combined units: 1,072 residential units.
- Combined saleable area: More than 2.6 million sq. ft.
- Combined GDV: Approximately ₹4,500 crore.
Embassy Riverine will offer 4, 4.5 and 5 BHK villas, while Embassy South Reserve will include homes ranging from studios to 3.5 BHK apartments.
Both projects have received RERA approvals.
Embassy Origins Spread Across Around 85 Acres
Embassy Origins is located north of Yelahanka in Bengaluru.
The company said the masterplan has been designed around the site’s existing ecology, water systems, contours and mature tree cover.
According to Embassy Developments, the development incorporates approximately 4,000 trees across 100–120 species, with the existing landscape forming a continuous green spine through the project.
A central riparian corridor will follow the site’s natural water systems and contours, with the company positioning the project around its “Natural Intelligence” design philosophy.
Focus on North Bengaluru Growth
The project is positioned to benefit from connectivity to key business, commercial and lifestyle destinations in Bengaluru.
The company said Kempegowda International Airport is approximately 20 minutes away from the development.
Embassy Developments Managing Director Aditya Virwani said the company has allowed the site’s water systems, contours and existing tree cover to influence the community’s design rather than imposing a conventional design on the land.
The company also highlighted its existing ecosystem in North Bengaluru, including Stonehill International School and a future Embassy Innovation Park.
New Residential Experience Centre
As part of the launch, Embassy Developments has also introduced a residential experience centre that uses immersive technology instead of relying solely on a conventional show-flat format.
The centre uses projection mapping, soundscapes, materials, scent and digital tools to recreate elements of the proposed residential environment.
The company said the facility is designed to give prospective customers a more immersive understanding of the project’s landscape, water, light and overall environment.
Why Embassy Origins Matters for Investors
The most important takeaway from the announcement is the ₹4,500 crore combined GDV attached to the first phase of Embassy Origins.
The project also strengthens Embassy Developments’ residential presence in North Bengaluru, one of the company’s key focus markets.
However, investors should distinguish between GDV and revenue or profit. The ₹4,500 crore figure represents the stated gross development value of the two projects and should not be interpreted as immediate revenue or earnings for the company.
The announcement does not disclose the expected sales velocity, launch pricing, project-level margins or the expected revenue recognition timeline.
Embassy Developments’ Broader Portfolio
Embassy Developments, formerly known as Equinox India Developments, has a residential and commercial portfolio across Bengaluru, the Mumbai Metropolitan Region and the National Capital Region, along with a presence in Chennai and Indore.
The company has projects spanning mid-income, premium and luxury segments, including apartments, villas, town homes, integrated townships, senior living communities and branded residences.
The company also benefits from its association with the Embassy Group, which it said has more than three decades of experience and a track record involving over 100 million sq. ft. across commercial, residential, hospitality, services and education sectors in India.
Investor Takeaway
Embassy Developments’ launch of Embassy Origins is worth tracking from a residential real estate perspective, particularly because of the project’s scale and its location in North Bengaluru.
The first phase brings together 1,072 units, more than 2.6 million sq. ft. of saleable area and approximately ₹4,500 crore of GDV across two RERA-approved projects.
The key metrics to watch going forward will be sales bookings, launch response, collections, construction progress and the pace at which the ₹4,500 crore development potential is converted into actual sales and cash flows.
