Historically, NBCC’s pioneering redevelopment work was largely concentrated in Delhi. A core part of the company’s future plan is the outreach of its Redevelopment Business to other metropolitan cities and states. Current and upcoming initiatives include:
- Kerala: Redeveloping the Kerala State Housing Board land parcel and Kochi Metro land parcels.
- Regional Expansion: Major projects are planned for Goa, Jammu & Kashmir (Satellite City), Maharashtra (MAHAPREIT), and Uttar Pradesh.
- PSU Land Monetization: NBCC is envisaging the development of vacant or under-utilized land parcels for various PSUs on a self-sustainable basis to meet their expansion requirements and generate cash flows.
Major Domestic Landmarks: The Ghitroni Project
A significant milestone for NBCC’s future revenue visibility is the successful resolution of a long-standing land dispute in Ghitroni, Delhi. This settlement clears the path for developing 21.23 acres (approximately 4.45 lakh sq. meters of built-up area). This project alone carries an estimated revenue potential of ₹8,500 crore, and plans are currently underway to develop the land according to prevailing norms.
Revitalizing Stalled Real Estate Projects
NBCC is increasingly being called upon to provide relief to homebuyers by taking over stalled private sector projects.
- Supertech Housing: The Supreme Court has upheld NBCC’s appointment to complete 16 stalled Supertech projects across Uttar Pradesh, Haryana, Uttarakhand, and Karnataka. This involves approximately 50,000 units with an estimated top-line value of ₹10,000 crore.
- Amrapali Phase 2: The company is fast-tracking the execution of Amrapali projects, having already completed over 32,550 houses. NBCC has also received ₹12,500 crore worth of work to develop unused Floor Area Ratio (FAR) at six locations.
A Growing Global Footprint
NBCC is aggressively pursuing Overseas Expansion to diversify its portfolio. Strategic future plans and partnerships include:
- Dubai: Following a land purchase for a mixed-use project aimed at the Indian diaspora, NBCC has been appointed as the Project Management Consultant (PMC) for BCD Global’s debut residential development.
- Seychelles: The company is formally engaged as the PMC to execute large-scale social housing and community infrastructure.
- Australia: NBCC has signed an MoU with Goldfields Australia Pty Ltd to co-develop infrastructure and urban redevelopment initiatives.
- New Horizons: The company is actively exploring opportunities in Jeddah, Burundi, Mongolia, and Zambia.
Strategic Execution and Sustainability
To convert its massive ₹1,27,820 crore consolidated order book into running projects, NBCC is focusing on several strategic actions:
- Technology-Driven Construction: Implementing new technologies for faster and higher-quality construction.
- Self-Sustainable Financial Models: Many major future projects are designed to be self-sustainable through commercial exploitation, ensuring growth without deploying NBCC’s own balance sheet funds.
- Operational Integration: Leveraging its expertise across Project Management Consultancy (PMC), Engineering Procurement & Consultancy (EPC), and Real Estate to remain the partner-of-choice for government clients.
As NBCC moves forward, its robust order book and strategic focus on redevelopment and international partnerships provide long-term revenue visibility, aligning with the national goal of building a “Viksit Bharat”.
