Puravankara Enters JDA for 7.83-Acre Bengaluru Land Parcel with ₹1,100 Crore GDV Potential

Puravankara Limited has entered into a Joint Development Agreement (JDA) for a 7.83-acre land parcel in South-East Bengaluru, with an estimated Gross Development Value (GDV) of ₹1,100 crore.

The proposed project will be developed as a residential community and is expected to have approximately 0.89 million square feet (msft) of saleable area. The latest transaction further strengthens Puravankara’s development pipeline in one of Bengaluru’s established residential and employment-led corridors.

Fifth Bengaluru Land Transaction in FY27

The latest JDA marks Puravankara’s fifth land transaction in Bengaluru during FY27, highlighting the company’s continued focus on expanding its development pipeline while following a capital-efficient approach.

The company said the transaction is aligned with its strategy of using partnerships and structured development opportunities to expand in markets where it sees sustained end-user demand.

Puravankara Managing Director Ashish Puravankara said Bengaluru remains an important growth market for the company, with South-East Bengaluru’s employment-led corridors continuing to provide confidence for further development.

He highlighted the company’s focus on disciplined structuring, capital-light development and markets with consistent housing demand.

Strategic Location Near Electronic City

The new land parcel is strategically located in South-East Bengaluru, with proximity to the Electronic City employment corridor and access to Hosa Road and Hosur Road.

The area also benefits from connectivity through the operational Yellow Line of Namma Metro. The combination of employment opportunities, social infrastructure, road connectivity and metro access has helped South-East Bengaluru emerge as an established residential market for professionals working in Electronic City and surrounding employment hubs.

Puravankara believes improving infrastructure and sustained demand for quality housing could support the long-term residential potential of the corridor.

Bengaluru FY27 Business Development Reaches ₹6,300 Crore GDV

According to the company, the latest transaction takes its cumulative FY27 business development in Bengaluru to around 49.76 acres, with approximately ₹6,300 crore of potential GDV and around 5.12 msft of saleable area.

The company has added five land parcels in Bengaluru during FY27 through a combination of JDAs and outright acquisitions.

Capital-Light Expansion Strategy

Puravankara’s latest transaction is structured as a JDA, allowing the company to expand its development pipeline while maintaining a focus on capital efficiency.

CEO South Mallanna Sasalu said the new land parcel provides close to one million square feet of saleable area in an established residential corridor.

He highlighted Electronic City’s strong housing demand, supported by employment opportunities, social infrastructure and road and metro connectivity.

The company said its approach of entering into partnerships allows it to optimise capital deployment while strengthening the depth and quality of its development pipeline.

Puravankara’s Real Estate Portfolio

Puravankara Group is headquartered in Bengaluru and has a presence across multiple Indian cities. The company operates across residential and plotted developments and has also expanded into Grade A commercial real estate.

As of 30 June 2026, Puravankara had completed 97 projects covering approximately 59 msft across nine cities—Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune and Goa.

The company’s total land bank stood at approximately 40 msft, while ongoing projects accounted for approximately 35.14 msft.

The group also has a commercial real estate presence of approximately 3 msft and operates an interior design business under the Purva Streaks brand.
