Park Medi World Wins PPP Mandate for 550-Bed Hospital in Prayagraj with ₹200 Crore Investment

Park Medi World Limited (NSE: PARKHOSPS; BSE: 544645) has secured a major healthcare infrastructure mandate from the Prayagraj Municipal Corporation, Uttar Pradesh, to develop and operate a 550-bed multi-super-speciality hospital under the Public–Private Partnership (PPP) model.

The project marks a significant expansion for Park Group in Uttar Pradesh and strengthens its strategy of building a larger healthcare presence across North India. The company plans to invest approximately ₹200 crore in constructing the hospital, which is expected to be completed within two years from the appointed date.

550-Bed Multi-Super-Speciality Hospital in Prayagraj

Under the concession agreement, Park Group will develop the hospital on a 3.22-acre site allotted by the Prayagraj Municipal Corporation. The company also has an option to secure an additional 2.47 acres from the fifth year following the Commercial Operations Date (COD), providing scope for future expansion.

The hospital will be operated by Park Group under a 45-year long-term lease, giving the company an extended operating horizon in one of Uttar Pradesh’s major urban and pilgrimage centres.

Once completed, the facility is expected to become the largest private healthcare facility in Prayagraj, according to the company’s announcement.

₹200 Crore Investment with Government Construction Support

Park Group plans to invest approximately ₹200 crore towards construction of the hospital. The project will be financed through the company’s internal accruals.

A significant feature of the PPP arrangement is financial support from the state government. The Prayagraj Municipal Corporation will reimburse approximately ₹76.52 crore towards hospital construction.

This reimbursement represents around 38% of the planned capital outlay, helping reduce the company’s effective construction funding requirement and improving the capital efficiency of the project.

In return for the concession, Park Group will pay an annual concession fee of approximately ₹18.10 crore, with the fee subject to a 3% annual escalation.

Hospital to Be Built Within Two Years

The proposed 550-bed capacity will be added over a period of two years from the appointed date.

The hospital is strategically located behind Arail Ghat, with the site approximately 3 kilometres by road from Sangam Ghat. The location places the facility close to a major pilgrimage and tourism destination as well as the surrounding residential population.

The company expects the location to provide access to a broad catchment area comprising local residents, visitors and patients from neighbouring regions.

Park Group Strengthens Presence in Uttar Pradesh

The Prayagraj project is an important part of Park Group’s broader expansion strategy in Uttar Pradesh.

The company already has a 360-bed hospital in Agra and is developing an upcoming 400-bed facility in Gorakhpur. With the addition of the proposed 550-bed Prayagraj hospital, Park Group’s total planned capacity in Uttar Pradesh is expected to reach approximately 1,260 beds once these projects are completed.

This would give the company a significantly stronger presence in one of India’s largest healthcare markets.

Why Uttar Pradesh Is Important for Park Medi World

Uttar Pradesh represents a significant long-term opportunity for healthcare providers due to its large population and relatively limited availability of hospital infrastructure.

The company believes the state’s healthcare market offers considerable potential as household incomes rise and insurance penetration increases.

Prayagraj is particularly significant because it is one of Uttar Pradesh’s major urban centres and serves as an important administrative, educational, cultural and pilgrimage hub. Its large surrounding catchment makes it a strategic location for a tertiary and multi-super-speciality healthcare facility.

Park Group’s Hospital Network Expanding Rapidly

Park Group currently operates 17 hospitals with a combined capacity of approximately 4,300 beds, according to the company.

In addition to the Prayagraj project, the group is integrating five additional hospitals and expanding capacity at three existing facilities. These initiatives are expected to add approximately 2,000 beds to the network.

With these expansions, Park Group expects its overall capacity to reach approximately 6,300 beds.

The group currently has a presence across 15 key cities, including Delhi, Gurgaon, Faridabad, Panipat, Karnal, Sonipat, Ambala, Mohali, Patiala, Bathinda, Behror, Jaipur, Agra, Panchkula and Rudrapur.

The company is also expanding into Zirakpur, Gorakhpur, Prayagraj and Rohtak.

Broad Multi-Speciality Healthcare Offering

Park Group operates hospitals offering a wide range of clinical services, including cardiology, neurology, oncology, orthopaedics, gastroenterology, critical care, nephrology, organ transplants and women’s and children’s healthcare.

The group’s hospitals are equipped with advanced diagnostic infrastructure, emergency services and multidisciplinary clinical teams.

The expansion strategy is aimed at building a broader healthcare network that can serve both metropolitan markets and underserved regional communities across North India.

Management Commentary

Dr. Ankit Gupta, Managing Director of Park Medi World Limited, said the company views its selection by the Uttar Pradesh government to develop the 550-bed hospital under the PPP framework as both a privilege and a responsibility.

He highlighted the significant healthcare opportunity in Uttar Pradesh and said the partnership would enable Park Group to provide high-quality and affordable tertiary healthcare to Prayagraj and surrounding areas.

He also emphasized that government support towards construction, combined with the long-term concession, supports the company’s strategy of pursuing disciplined and capital-efficient growth while partnering with the government to strengthen healthcare infrastructure.

What This Means for Park Medi World

The Prayagraj project provides Park Medi World with an opportunity to expand its hospital network through a long-term PPP concession while limiting part of the initial construction burden through government reimbursement.

The combination of a 550-bed capacity, ₹200 crore investment, ₹76.52 crore construction reimbursement, and a 45-year operating concession makes the project strategically important for the company’s Uttar Pradesh expansion.

With the Prayagraj project, the Agra hospital and the upcoming Gorakhpur facility, Park Group is building a larger healthcare platform in Uttar Pradesh. Alongside its other hospital additions and capacity expansions, the company is targeting substantial growth in its overall bed capacity.

The project therefore strengthens Park Medi World’s long-term North India expansion strategy while increasing its exposure to the growing demand for tertiary and super-speciality healthcare services.
